DaKale Group LLC  -  1999 to Present

Managing Director - 100% equity principal. Manage the activities of a commercial real estate and development company engaged full time in acquisition and disposition of client properties and selecting and evaluating properties for commercial developments.  Services include: identifying and recommending vacant land sites and investment properties, evaluating adaptive re-use sites for clients; obtain entitlements for development; evaluate acquisition costs; buyer and seller representation, negotiations with A & E and C/M firms, preparation of project Pro-Formas including  accounting, negotiation with lenders for funding of projects, oversee marketing and promotion initiatives; consultations with various LLC’s - LLP’s - PLC’s, and coordination and project management of the site plan approval and pre/post design process including architectural, engineering, environmental, and wetlands studies.

ECOTONE DEVELOPMENT LLc

Managing Partner - principal and Project Manager. Ecotone Development is engaged in financing and leasing build-to-suit facilities for single tenant business users having multiple locations.

RIVER OAKS PROPERTIES LLC

Managing Partner  - Project & Property Manager. Managed the conversion of a 38,000 square foot condominium office development encompassing two buildings. Responsibility for all capital improvements, leasing, sales, and management.

ComDec Inc   1979 to 2000

President - 50% equity principal. Managed a design & build/construction management and property development company with 21 employees and $18m annual sales. Services include: research, develop, and present proposals for customer projects; negotiating client contracts and vendor sub-contracts; manage the property acquisition effort with client and broker; material vendor contracts, labor negotiations and collective bargaining; and interaction with all design and engineering professionals. 

CDA Design Associates  -  1976 to 1979

Project Manager - 35% equity principal.  Managed the budgeting and scheduling of commercial renovation projects in a company with 6 employees. Services included: preparation of proposals and construction estimates, negotiated sub-contracts and material vendor contracts, coordinated the construction phasing of all projects, interaction with all design and engineering professionals.
